The Tolleson Community Homebuyer Program

In spring 2025, Tolleson Private Bank introduced the Tolleson Community Homebuyer Program, a bold initiative aimed at expanding access to homeownership for individuals and families in historically underserved neighborhoods across Dallas County. 

This Special Purpose Credit Program (SPCP) is designed to address long-standing barriers—such as affordability and credit history—that disproportionately impact Black and Hispanic communities and residents of Majority-Minority Census Tracts (MMCTs). By offering more inclusive lending terms, Tolleson is helping build pathways to financial stability. 

Program Highlights: 

  • Up to 97% Loan-to-Value (LTV) 
  • No Private Mortgage Insurance (PMI) 
  • No origination fees 
  • No minimum credit score required 
  • $400,000 loan cap with 30-year fixed rate terms 
  • May be paired with external down payment assistance options 
  • High-yield savings account for home-related expenses 

Borrowers must purchase a home in an MMCT in Dallas County and either identify as Black or Hispanic, or have a household income below 140% of the area median income (currently $164,220). 

A $5 Million Investment in Community Wealth 

Tolleson Private Bank has committed $5 million to fund this program, reflecting its dedication to creating meaningful change in the communities it serves. The bank’s leadership recognized that traditional mortgage products often exclude families who could otherwise thrive with the right support. This program is a direct response to that need. 

Listening to the Community, Leading with Purpose 

The program was shaped by data and dialogue—with insights from local housing counselors, community organizations, and lending statistics. Tolleson’s flexible underwriting and required homeownership counseling ensure that borrowers are not only approved but prepared for long-term success.
